What is an infill property?

Infill property is vacant or underutilized land which is surrounded by an existing mature neighbourhood which may be already 10 or more years old.

Why is a property within an existing urban area still "vacant" or "underutilized"?

Sometimes a property is not practical to re-develop even though the entire neighbourhood surrounding it is undergoing development. The property may be an old industrial site or may have some geological challenges which make re-development too difficult for most homebuilders.

Building a new neighbourhood within an existing community has great appeal for homeowners....... An existing neighbourhood has well established schools, shopping and public transit. It is often closer to places of employment and surrounded by mature trees and parks.
